Rental property (DSCR)
The property qualifies the loan. Lenders compare the rent to the full monthly payment instead of digging through your tax returns.
What lenders look at
- DSCR: monthly rent divided by principal, interest, taxes, insurance, and HOA
- Leases in place, or a market rent estimate from the appraisal
- Credit score and how much cash you're putting in
- Reserves left over after closing
Have this ready
- Purchase contract or current value estimate
- Current leases and rent roll, if rented
- Recent bank statements for down payment and reserves
- Your LLC documents, if buying in an entity
Good fit if
- You're self-employed or write off a lot of income
- You own several rentals and keep hitting bank limits
- You want to close in an LLC
